You work with the owners
Many of the homeowners we meet have heard a remodeling nightmare from a friend or neighbor: a contractor who stopped returning calls, or a project that ran months past its finish date.
Wes and Lindsay come to your home themselves. Before GHIR opened in 2009, Wes built homes for production builders. Today he oversees every one of our builds in the field.
So you'll always know where your project stands and what comes next. Your questions go straight to the people who own the company, not a call center or a crew you've never met.

Help with every design choice
To us, luxury means tasteful: a home where every finish feels like it was chosen for you. Most of our clients come to us with a feeling and a few saved photos, not a finished plan, and that's a perfect place to start.
You won't make those choices alone. We work through every selection with you: tile, cabinet colors, counters, fixtures and lighting.
Send us the photos you've saved. We can usually tell you the exact tile and color in them, and for many rooms we can show you a picture of your own space with the new design before anything is ordered.

Lake lots and permits, handled
Building near Lake Lanier, or adding onto a home on septic, can mean a lot has to happen before work starts: a survey, septic approval, a land disturbance permit within 200 feet of the water, a site plan, building plans and sometimes a soil report. A lot of homeowners don't realize any of this is coming, and the ones who do don't know where to start.
You don't have to figure any of it out. We take care of all of it for you, and we know the Dawson and Forsyth County permit offices by name. While the paperwork moves, you get to spend your time on the part you're excited about: what your new space will look and feel like.

How it works
From the first call to the final walkthrough

Free design consultation
We start with a phone call and a conversation about you, so we understand who you are and how you want to live in your home. You may love where you live but the house feels too small. Maybe the layout stopped working for your family years ago. Share any photos you've saved, and you'll get a realistic range before anyone visits.

Site visit
We come to your home and walk it with you. Show us what isn't working and what you already picture in its place, and we'll talk through the design and the budget face to face. It's the best way to know if we're the right people to build it.

Plans and selections
This is where it starts to feel real. If your project needs architectural plans, our design partner draws them, and if your lot needs survey and permit work, we take that on too. You'll know the cost of each step before it starts. Then we choose every finish together, and it starts to feel like home long before it's built.
iv.
Build
Before work starts, we walk through the plan and the schedule with you. Then the same trade partners we've trusted for 16 years build it, with an owner on site overseeing the work. It ends with a final walkthrough of a home that works the way you always hoped it would.

Before you call
Is the design consultation free?
Yes. Your first conversation with us is free. If your project needs architectural plans, or survey and permit work before the build, we tell you the cost of that step before it starts.
Do I need to know exactly what I want?
No. Most of our clients want help with design. Bring the photos you've saved, and we'll work it out together.
What areas do you serve?
Alpharetta, Roswell, Milton, Johns Creek, Sandy Springs, Cumming, Lake Lanier, Suwanee, Buford, Gainesville and Dawsonville.
Are you licensed and insured?
Yes. We hold Georgia Unlimited General Contractor licenses #GCCO006076 and #GCQA006072, we're fully insured, and we're members of NARI Atlanta.
